Record home equity without counting the mortgage twice

Add the home and mortgage as one entry

In Property and finances, choose Home and mortgage. Enter the property value and outstanding mortgage for the same date. The difference becomes the record’s estimate: an asset when positive, or a debt when the mortgage is higher.

Do not add that mortgage again as a separate debt. Other borrowing that has not been deducted needs its own entry, as explained in recording financial assets and debts.

Keep the valuation and supporting documents with the home

Record the source of the figure and its effective date. The guide to valuing a house for a buyout helps you distinguish an online estimate, agent’s opinion and appraisal. Supporting PDFs can be uploaded under Documents.

The calculator below can explore extra deductions. It does not save a property record or change your inventory. State any cost assumption explicitly rather than altering the value without explanation.

Estimate the equity remaining after the mortgage, other secured loans and any costs you choose to include.

The starting figures are an example. Your exact entries stay in this page. Sharing grouped research statistics is optional.

Contribute this scenario to research, optional

You can share broad ranges from this calculation to help us study asset division. Exact amounts stay in your browser. We store separate counts for each range and currency, without an account ID or a copy of your scenario. These counts may be retained indefinitely and used in future articles. They cannot be removed individually after submission. Use your own figures, not the example.

Propose the property arrangement separately

A recorded equity estimate does not decide how much either partner receives. In Division, propose who keeps the property, a percentage division or another available arrangement. Both partners must confirm the same proposal before it contributes to the balance.

For a partner keeping the home, use the house buyout calculator to compare payout and financing assumptions. Confirmation in the dossier does not transfer ownership or release a borrower; the buyout process covers those separate steps.

Home and mortgage record questions

What if we have different home valuations?

Record each partner’s personal valuation and its source. A proposal has its own amount, which both partners review before confirming.

Can I attach the mortgage statement?

Financial records accept supporting PDF documents under Documents. Use the statement to identify the balance and date without adding unnecessary personal identifiers.

What happens if the home value changes?

Update the recorded information and review the proposed amount. Editing an entry clears confirmations; it does not silently replace an existing proposal value.

Where should I record a second secured loan?

If it has not been deducted in the Home and mortgage record, add it once as a separate debt. Explain which loan it is so it cannot be mistaken for the mortgage already included.

Does the property record include selling costs?

The recorded property estimate subtracts its mortgage only. Keep any proposed costs explicit and distinguish estimates from bills or payments already made.
