How to value a house for a buyout

The home value is usually the largest input in a buyout. Choose a valuation method and date that both owners can assess before treating the proposed payment as settled.

Compare home valuations for a partner buyout

Use online estimates as a starting point

An online estimate can help you explore a range, but it may lack current information about condition, alterations or the property itself. Zillow describes its Zestimate as an automated estimate, not an appraisal. Record the source and date rather than presenting a screenshot as a professional valuation.

Ask what an agent’s opinion or appraisal covers

Find out whether the valuation is suitable for your intended transaction. An agent’s market opinion may help with a selling discussion; a lender may require a particular appraisal for financing. Ask the lender before paying for a report.

Give the valuer the same information about completed work, condition and restrictions that both partners are using. Ask which comparable sales support the figure and what date it represents.

Resolve the reasons two valuations differ

Check the dates, property details and assumptions before averaging two figures. A difference may come from stale information or a different brief rather than disagreement about the same evidence. A jointly commissioned valuation is one option if you cannot reconcile them.

For each comparable sale, check what makes it comparable: sale date, location, size, condition and property type. An asking price is not a completed sale. If a report uses the wrong floor area or misses an alteration, ask for the factual detail to be corrected rather than adjusting the final figure yourself.

The example below shows how a valuation range changes the departing partner’s share. It measures the effect of the uncertainty without choosing a value for you.

How a different valuation changes the buyout

Illustration: $300,000 mortgage, no other deductions and an explicitly chosen equal split.

Home valueNet equityDeparting partner’s share
$480,000$180,000$90,000
$500,000$200,000$100,000
$520,000$220,000$110,000

The $20,000 range in the departing share comes entirely from the valuation range. The calculation does not decide which valuation to accept.

Save the valuation evidence with the proposed buyout

Record the amount, effective date and source beside the mortgage figure, and add the supporting PDF to the property entry. A new valuation should trigger a review of the proposal.

Use the house buyout calculator once the inputs are ready. Questions about renovation and labour credits need their own explanation; they should not be concealed in the property value. The home buyout process covers the remaining financing and transfer stages.
